We manage client properties in one of two ways - either we:

Our Management service - What makes PIAM different?

Bi-weekly management reports to ensure good communication with landlords.

Reply to any query sent to us by email within 2 working days

Our statements – all sent by email include the monthly figures for the month in question, including copies of all third party invoices and receipts – including rent received, management fee, any maintenance, any major works, any shortfall between rent received and the rent expected as well as the running total of all the above since the tenant moved in.

- In many areas where we deem it necessary, we mostly physically collect the rent - we are not letter writers, we are "door knockers"! This way we know what is going on in the property.
- We reference even the DSS tenants and go to greater lengths when referencing.
- We do not hide bad news from Landlords, we let them know the problem and offer a solution.
For property sourcing clients - PIAM always offer to manage the properties we source on behalf of our clients. The client, however, always has the option to go to these agents themselves, self manage the properties or use other agents.
For management only clients - PIAM will always provide the following services and will aim to provide them all when managing through a third party:
- Provide a report on what needs to be done to the property to maximise its investment potential.
- Provide three quotes for any works that need to be done.
- Arrange for and manage all works.
- Work through any legal implications with the client.
- Liaise with the relevant local authority where necessary.
- Rent out the property.
- Manage the property in such a way as to maximise income.

Managing through a third party agent
Where we do not directly Manage your properties - we use third parties – as a client you will never pay more for the service than if you went to the same agent direct.

We find the best two agents in your area in order to stimulate healthy competition.

We negotiate a management fee with the third party agent. We believe that on the basis of our economies of scale it will be less than if you went direct.

We manage those managing agents for our clients, lessening your time spent on management and using our experience to reduce costs. In all cases, the client knows the agent we are using as we are transparent in all that we do. We still provide our management reports and include the third party letting agent information but use our state of the art statements to get the most out of the information provided.
