We endeavour to find investment property that fits the clients pre-agreed investment criteria. We will do this at a speed to suit the client’s individual resources whether they are financial or time related.
There are inherent risks in residential property investment - as in all investment.
We provide the 'Due Diligence' (or research) on the property often running to over 30 pages well before exchange of contracts - to advise our clients whether to purchase the property or not.
In this scenario we work closely with the client to work out their investment criteria, with regard to size of investment and attitude towards risk. We then match the investment to these requirements by finding the right property or development, negotiating on the cleints behalf, helping with the financing (see FSA Registered PIAM Finance Ltd) where asked and laising with legal advisors where asked, having recommended a purchase for the client.
The purchase is directly between the our cleint and the seller.
PIAM does not own the properties we source - the properties are in the open market and are either under-valued or represent an investment opportunity in themselves.
We insist on independent valuations.
We insist you see inside the property before you buy.
We do not insist you rush your decision, you use a PIAM recommended solicitor or PIAM arranged finance.
We are regularly offered large portfolios of properties - as a result, many of the properties are discounted.
As we are buying on behalf of many clients we can achieve economies of scale through our purchasing power and reputation for delivering what we promise.
In matters of negotiation - "we always try to let the sellers have our way!" We generally have the reputation of being "size-buyers" in areas in which we choose to invest - with clients who have "pre-agreed finance". These negotiating tools and the utilisation of our local contacts allow us to negotiate keen prices for our clients. When a property is allocated to a client we are confident therefore that this is the best price achievable.
