Usually Property Development is done by "high net worth" individuals singularly or in a group known to them or through a 'multi-client vehicle' that allows a number of 'non-connected' individuals to contribute smaller but amalgamated amounts of money to participate in the larger and more profitable property developments

The PIAM 'Multi Client Development'
Background:
- Minimum investment per client is £35,000
- Investment timeframe unless specified is one year or less.
- Previous annual cash on cash returns, over the last 4 years, have been above PIAM's minimum target of a 50% cash on cash return.
- Only land with planning permission is purchased.
Benefits of 'Multi Client investment':
- Allows investors with modest amounts of investment capital to pool their funds with other investors to invest in large-scale developments with typically higher rates of return.
- Each fund has a fixed time frame and is an investment vehicle used only once.
- All investors receive their profit at the same time.
- Each fund has several exit strategies.
- £1,000 administration fee (plus VAT).
- 2.5% of the Gross development sales.
- A Pre-agreed profit share over and above a 50% cash on cash return.
