Due Diligence

At PIAM we believe that "people that look for easy money invariably pay for the privilege of proving it cannot be found".

 

Due diligence or research is where we add the most value for our clients. We research and then report back to the client, in the form of a written report, our findings on a property that we are proposing the client purchases. We check on the general area, the particular street, local regeneration particulars, EU grants etc. We liaise with local agents for comparable properties, interview tenants and run background checks on them including checking references and previous rent arrears. We talk to neighbours, local shopkeepers, etc. We check our local sources in the area developed over time as well as local council contacts. We even research the time the local DSS office is likely to take in paying any claims. These are but a small glimpse as to the lengths we go to in order to protect our clients. Our exact due diligence procedures are not for public knowledge as they are our unique selling point developed after years of research and experience taken from a number of professional fields.

 

The information we uncover is passed on to the client by means of written details in conjunction with the PIAM property calculator which gives the financial information needed to help the client make a well thought out investment decision.

This service is included in our property sourcing for clients.

 

Consultancy:

We provide due diligence on properties not sourced through PIAM on a consultancy fee basis. The report - usually in excess of 25 pages of research - is charged on a pre-agreed price basis. There are several levels of due diligence ranging from £100 to £350 per property. There are separate charges for portfolios. In rare cases this fee will include expenses.

We provide this service to individuals new to the buy-to-let market, property funds, developers, development funds, property investment vehicles and property re-sale warehousing companies.
